How va loans work

A VA loan is guaranteed by the Department of Veterans Affairs and available to eligible veterans, active-duty service members, and many surviving spouses. Its headline advantages are real: no down payment, no monthly mortgage insurance, and typically the sharpest rates of any loan type. For a Michigan buyer with full entitlement, there is no VA loan limit — you can borrow what you qualify for without a down payment.

In place of mortgage insurance, the VA charges a one-time funding fee — 2.15% of the loan on a first use with zero down, less on subsequent uses or with a down payment, and waived entirely for veterans with a service-connected disability rating. Even financed into the loan, the funding fee usually leaves the VA loan cheaper over time than FHA or conventional.

What's different in Michigan

Michigan has one of the larger veteran populations in the country, but lender experience varies enormously. A loan officer who closes VA loans every month will navigate the VA's Minimum Property Requirements and appraisal timelines far better than one who sees two a year. Ask directly how many VA loans the lender closed last quarter.

VA appraisals in Michigan can flag issues like peeling paint on older housing stock (a lead-based-paint concern on pre-1978 homes) or well and septic clearances in rural counties. A VA-fluent lender flags these before you're under contract, not after.

Frequently asked questions

How does a VA loan work in Michigan?

An eligible Michigan veteran or service member buys with zero down and no monthly mortgage insurance, using a VA-guaranteed loan. A one-time funding fee replaces mortgage insurance (and is waived for those with a service-connected disability). With full entitlement there's no loan limit, so approval is based on income and credit.

Do VA loans have a loan limit in Michigan?

Not for veterans with full entitlement — the VA removed loan limits for full-entitlement borrowers, so you can buy above the conforming limit with zero down if you qualify. Limits only re-enter the picture if you've used part of your entitlement on another active VA loan.

How do I find a good VA lender in Michigan?

Ask how many VA loans the lender closed last quarter. VA appraisals and Minimum Property Requirements trip up lenders who rarely handle them; a VA-fluent Michigan loan officer prevents delays on older or rural properties. Compare at least two on the same day.
